What is stamp duty?
Stamp Duty Land Tax (SDLT) is a property tax applied in England and Northern Ireland when purchasing a home, land, or other qualifying property assets above certain price thresholds.
SDLT is charged in incremental bands, meaning you pay different tax rates on portions of the property’s price that fall within each band, rather than on the total price.
For standard home purchases, rates begin at 0% for properties valued under £250,000, increasing progressively for portions that exceed this threshold. Additional charges apply for buy-to-let properties, second homes, and purchases by non-UK residents.
First-time buyers receive relief on properties valued up to £425,000, making it more affordable to enter the housing market. SDLT is due within 14 days of property transaction completion and is generally handled by solicitors or conveyancers on behalf of buyers.
